What's in a maintenance plan? Most companies won't tell you what they actually do when they service your furnace or air conditioner. We've listed the maintenance that manufacturers, consumer groups, industry standards, and utilities require for proper system maintenance. And, of course, this is part of the complete service we provide when we come out to your home.

*CONSUMER ALERT: If a contractor does not provide you with at least the level of maintenance as listed below, as well as give you a written receipt, do not pay. Without proper maintenance your manufacturer's warranty might be voided.

Always find out what exact services your contractor will be providing during a routine maintenance call and get a written receipt of the service performed. Protect yourself and your investment, whether you use Climate Design or not. We have listed the required services below as well as given you the ability to download a copy for your files.

The Proper Way To Maintain Your System

  • Clean or replace furnace filter (this should be done once a month, but should definitely be included in an annual system maintenance program)
  • Exposed duct work checked for proper airflow and leaks.
  • Refrigerant checked for proper charge and to assure no leaks (Air conditioning & Heat Pump only)
  • Lubricate motors and bearings
  • Outdoor coil cleaned and checked for leaks (Air Conditioning & Heat Pump only)
  • Indoor coil cleaned and checked for leaks (Air Conditioning & Heat Pump only)
  • Static Pressure tested and recorded
  • Controls and safeties tested and cleaned
  • Relays and contactors inspected and cleaned
  • Inspect all wiring, breakers, and disconnects, tighten where necessary
  • Condensate drain cleaned and inspected
  • Blower fan and housing vacuumed and cleaned (blower fan pulled if necessary)
  • Vent stack inspected for proper airflow and no blockage
  • Heat Exchanger checked for cracks and leaks
  • Computerized Bacharach, Carbon Monoxide test
  • All accessories tested and cleaned for proper performance
  • Thermostat tested and calibrated, batteries replaced
  • All gas appliances tested for gas leaks, including hot water heater and gas ranges
  • Carbon Monoxide Detector(s) tested with test gas and batteries replaced
  • Smoke Detector(s) tested and batteries replaced
  • Written receipt provided to the customer detailing the maintenance done on the system, highlighting any issues
  • Proper maintenance should take a minimum of 45 minutes or longer depending on age, previous maintenance, and brand
